Area Description
The property is conveniently located just off I-20 the signage visible to 90,500 daily commuters, offering a short commute to Hartsfield-Jackson International Airport, Downtown Atlanta, and Atlanta's major job centers. Covington, GA, known as "The Hollywood of the South," is the county seat of Newton County and a submarket within the Atlanta MSA poised for continued growth. COVINGTON & NEWTON COUNTY: Just southeast of the central Atlanta area lies Rockdale County, and to its east lies Newton County. Both are bisected by Interstate 20, their commercial spine and economic focus. Conyers is the commercial center and county seat of Rockdale County, while Covington serves those functions for Newton County. Conyers and Covington are just 8 miles apart. As Fieldcrest Walk is situated in Newton County, but just east of the Rockdale line, it is heavily influenced by both Conyers (4 miles away) and Covington (5.5 miles). "THE HOLLYWOOD OF THE SOUTH": A filming location since 1954, Covington was poised to benefit from the GA film tax credit passed in 2005. The city has been a magnet for movie and television production with over 140 films and television shows filmed within its borders. It is expected that a quarter-million tourists come to the area per year, with a record 96,383 people from 57 countries checking in at the Covington Welcome Center in 2022. EDUCATION: The Rockdale County School District operates eleven elementary schools, four middle schools, and three high schools. The district has 889 full-time teachers and more than 13,800 students. Likewise, the Newton County School District operates thirteen elementary schools, five middle schools, and three high schools. Near Covington, Oxford College is a campus of Emory University in Atlanta. Students enjoy a small school environment while completing a two-year course in liberal arts, and then transfer seamlessly to Emory University. HEALTHCARE: Piedmont Rockdale Hospital is a 161-bed acute care hospital in Conyers. It employs more than 1,200 employees including physicians and healthcare professionals. Piedmont Newton Hospital is a 103-bed acute care hospital in Covington. It has over 650 employees and a medical staff of over 475 physicians. In May 2019, Piedmont Newton completed a $10 million expansion and renovation of the Emergency Department. The project doubled the department's capacity from 16 beds to 32 beds, created an additional nurses' station, and a room for higher acuity trauma cases. As a result of the GA DOT Major Mobility Investment Program, 30,000 daily commuters from Newton and Rockdale Counties will experience significantly reduced commutes to Atlanta's top employment centers. These connectivity improvements enhance the submarket's potential for future investment, expansion, and improved commutability. Hartsfield-Jackson Atlanta Airport (63,000+ jobs) is approximately a 30 minute drive; Downtown/Midtown Atlanta (275,000+ jobs) is approximately a 30 minute drive; and Stone Mountain is approximately a 35 minute drive.
